PROMOTING & LETTING YOUR PROPERTY

Once you have decided to let your property, we will be happy to meet you and discuss any issues you may have along with the service you require.

As a guide, we will always do the following:

  • Meeting on site to review your property. Our aim is to provide you with the best rental price and a quality tenant. This is a free valuation service.
  • Once instruction received, we will market your property. We will immediately email to clients on our database. A lot of our clients are ready to move with all checks having been carried out in the previous 3 months.
  • Lettings board erected. Visibility is our key objective.
  • Tenants accompanied on all viewings.

  • Regular feedback from viewings. Our aim is to provide regular updates from any viewings.
  • Tenant Referencing. All tenants are referenced. This service is free to tenants and landlords. We like to have a list of quality tenants in a position to move into a property once a suitable one becomes available. Cutting the time between instruction and completing is a benefit to all. We employ a Credit Referencing Agent specialising in this field.
  • Full inventory prior to tenant occupying property.
LET ONLY SERVICE

Tenant introduction and let only service for a one off
payment of 50% of monthly rent.
Payable once tenant is in situ.
We will:

  • Carry out valuation and marketing of property.
  • Escort all viewings of property.
  • Work with landlord on potential tenant.
  • Tenant referencing.
  • Tenancy agreement signed.
  • Provide tenant with EPC and Gas Safety certificates.
  • Provide tenant with details of utility suppliers and other relevant information.
  • Collect deposit and advance rent.
  • Pass deposit and advance rent to landlord minus any costs.
PARTIALLY MANAGED SERVICE

Partially Managed service is an additional service to the
Let Only. If we are finding your tenant and partially
managing, the cost would be 50% of the first months
rent plus 7% of rent collected.
This service is ideal for landlords who wish to maintain
their property themselves but would like us to deal with
the financial and day to day running of the property.
Partially managed service is:

  • Collection of rent each month.
  • Pass rent (minus fees) to landlord with statement each month.
  • Advise landlord on any arrears and work with tenant to clear. Discuss with landlord any further actions required.
  • Our customer service will take any calls from tenants and pass relevant ones to landlord.
FULLY MANAGED SERVICE

Fully Managed service is in addition to Let Only and Partially Managed. If we are finding a tenant and you require Fully managed
service, the cost would be 50% of the first month’s rent plus 8% of rent collected.
Fully Managed includes Partially Managed plus:

  • Escort tenants to property for check-in. Holding a spare set of keys in our office.
  • Contact utilities with tenant’s details and pass meter readings where applicable.
  • Quarterly inspection of property with report of findings emailed to Landlord.
  • Register deposit with DPS scheme and supply tenant with certification.
  • 24 hr helpline for tenants.
  • Property maintenance organised where required following consultation with landlord.
  • Check out tenant, inventory check, meter readings etc. Report to landlord of outcome.

Prices are negotiable for landlords wishing to take up our services for multiple properties.

ROOM LETTINGS

Whether you are renting a single room or have a large property with multiple rooms to rent, we can offer a service to suit your needs.
We offer the same levels of service as we would single occupancy properties. However, we do find a more ‘hands on’ approach is required for multiple occupancy properties. We can offer monthly checks, communal area servicing, garden upkeep at a small additional cost.

BLOCK MANAGEMENT

We offer bespoke block management services tailored to suit your needs. Every block is different.
We will work with you to provide the level of service you require.

ADHOC SERVICE

We are also able to carry out ‘one off’ services. We can arrange cleaning, inventory checks, EPC checks, gas and electric safety checks, maintenance and many more.
